Do I need a home report?
Since 1 December 2008, any new property to the market requires a home report. The home report includes essential information about the property which will help improve the buying and selling process and provide upfront information to prospective purchasers.
What does a home report contain?
The Scottish home report will include the following documents:
- Single Survey – provides detailed information on the condition and value of a home
- Energy Performance Report (EPC) – details the energy efficiency and environmental impact of the property in terms of carbon dioxide emissions
- Property Questionnaire – completed by the seller and contains information such as the council tax band, local authority planning notices and any building warrants
- Mortgage Valuation Report – shows that the property forms a suitable security for mortgage purposes, including the surveyor’s valuation of the property
